Grounds Maintenance Operative

The Job

This is a full time, permanent role, based in Aylesford Kent and working 37 hours per week.

Salary: £19,047.60 per annum

 

Main Purpose of the Job:

To provide effective hands on works of the grounds maintenance service, liaise with grounds maintenance staff, to ensure service and quality standards and targets are met.

Provide a service to other properties owned by RBLI and leased to other organisations. When necessary to assist other trade and non trade professionals as part of the Property Services Team.

 

Your Key Responsibilities:

  • The works of grounds maintenance teams.  Keep, maintain and update records of work in progress/complete
  • Deliver both quantitative and qualitative standards, ensuring that targets are clearly met and delivered.
  • Challenge any instances of poor productivity and poor quality providing appropriate coaching feedback to operatives and operational resolution to grounds maintenance manager.
  • Maintain computer records in a timely and accurate manner as required.
  • Work with teams as necessary to set a best in class example and to direct the required performance and level of productivity
  • Ensure that staff adhere to disciplinary rules and acceptable behaviour and take necessary management action in the event of breaches.
  • Maintain the presentation of vehicles and plant paying particular attention to ensuring all vehicles and plant are checked for defects by drivers at the beginning and end of each working day, and that defects are recorded and addressed accordingly.  Ensure all vehicles are properly equipped, kept clean.
  • Maintain and control stocks of supplies, such as gloves, ear defenders, eye protection, brooms, rakes, shovels and other consumables including play bark and grass seed.  This list is not exhaustive.  Ensure re-ordering is prompted in a timely fashion.
  • Ensure complaints and service failures are remedied in a timely manner.  Action taken should be pre-agreed with the Property Services Supervisor or Head of Service.
  • Undertake any other duties appropriate to the position,
  • Ensure customers are fully satisfied with completed work and obtain customer’s     signature on maintenance request to confirm satisfaction.
  • Submit completed maintenance requests to the Property Services Supervisor.
  • Any ordering of materials or stock must follow the correct ordering and invoicing     procedures.
  • Following consultation with the Property Service Supervisor, plan and organise activities to meet agreed deadlines with minimal supervision.
  • Provide the Property Services Supervisor with regular updates on progress and ensure all electrical and other Health and Safety is maintained at all times.

 

General Responsibilities:

  • Be aware of and at all times comply with, all relevant company policies and procedures and all relevant statutory responsibilities including fire arrangements, Health and Safety issues including moving and handling, COSHH regulations, maintaining records diligently and accurately as required.
  • Greet all visitors and answer the telephone in a friendly, courteous and efficient manner and promote RBLI positively at all times in the local community
  • Advise immediately any defects in plant or equipment used for the care and safety of tenants/residents and their relations as well as staff health and safety.
  • Keep Line Supervisor/Manager informed of any concerns or changes in staff, which could effect the smooth operation of the Division.
  • May be required to participate in the team out of hours rota for emergency repairs

Working Environment:

  • You will need Personal Protection Equipment, such as safety boots and goggles, which will be provided by RBLI and must be worn at all time

 

Requirements for the Role:

Essential:

  • Good standard of general education
  • Clean current driving licence
  • Health and safety knowledge
  • Skilled in horticultural practices and the use of associated plant and equipment

 

Desirable:

  • Horticultural qualification, e.g. Level 2 or 3 in Work-Based Horticulture
  • Basic knowledge of Word and Excel packages to type work instructions, compose emails and enter basic data into spreadsheets
  • Knowledge of grounds maintenance planned/preventative management
